One office in Ashmore. Clients in every state.
Esteb & Co is a finance broker based in Ashmore on the Gold Coast, Queensland. Home lending in Australia is national — the same 50-lender panel, the same credit licence framework, wherever you're buying — so we work with clients right across the country by video, phone and email, and in person around the Gold Coast. Below: our capital-city loan guides, state-by-state first-home-buyer guides, and a suburb-level index of our home turf.
Australia-wide, Gold Coast grown.
We won't pretend to have an office in every city — we have one, and we're upfront about it. Here's what that means in practice, depending on where you are.
The Gold Coast, suburb by suburb.
Our office is in Ashmore, QLD 4214. If you're anywhere from Ormeau down to Coolangatta and Tweed Heads, we can meet face to face — and we've built a local guide for each of 49 suburbs across the Gold Coast and surrounds.
- In-person appointments around the Gold Coast
- 49 suburb guides, Arundel to Yatala
- Covers South-East Queensland and Northern Rivers NSW
The rest of Australia, by video, phone and email.
Lenders assess applications the same way whether your broker is around the corner or interstate. We run the whole process digitally — video strategy sessions, document upload, and lender applications lodged online — for clients in every state and territory.
- Video meetings at times that suit you
- Loan guides for six capital cities
- First-home-buyer guides for NSW, VIC, SA and WA
City guides for where you're buying.
Each guide covers the things that actually differ by city — stamp duty, state grants and schemes, and how lenders treat the local market. The lending itself travels: same panel, same process, wherever you are.
Sydney
Buying or refinancing in Greater Sydney — deposit strategy, NSW stamp duty and first-home schemes.
Melbourne
Home loans across Greater Melbourne — houses, apartments, VIC duty concessions and grants.
Brisbane
Our home state's capital — Brisbane buying and refinancing, QLD grants and concessions.
Perth
Perth home loans — including for FIFO and resources-sector incomes lenders treat differently.
Adelaide
Buying in Adelaide — SA stamp duty settings and first-home support, compared across the panel.
Canberra
Canberra home loans — the ACT's own duty and concession system, and land-lease quirks, explained.
State-by-state first-home-buyer guides.
Grants, stamp-duty concessions and shared-equity schemes are set state by state and change often. These guides walk through what's on offer where you're buying.
First home buyers in NSW
First Home Buyers Assistance Scheme, FHOG for new builds, and how they stack with federal schemes.
First home buyers in Victoria
Victoria's duty exemptions and concessions, the FHOG, and shared-equity options.
First home buyers in SA
South Australia's grant and duty relief for new and established homes, explained.
First home buyers in WA
WA's FHOG, duty concessions and Keystart alternatives, compared with mainstream lenders.
Gold Coast suburbs, A to Y.
This is where we live and work. Every suburb below has its own local guide — and if you're in any of them, we're happy to meet in person rather than over a screen.
49 suburbs across the Gold Coast and surrounds, including Tweed Heads just over the NSW border. Suburb guides are general local information — your loan options depend on your circumstances, not your postcode alone.
Why we're upfront about being in one place.
Plenty of broking websites list a dozen "offices" that are really just landing pages. We'd rather tell you the truth: there's one office, in Ashmore on the Gold Coast, and one broker-led team behind every file. Australian credit licensing is national — we provide credit assistance under ACL 389328 as Credit Representative #574071 wherever you live — and every lender on our 50-lender panel accepts applications lodged digitally from anywhere in the country.
What changes by location isn't the lending, it's the rules around it: stamp duty, grants and state schemes. That's exactly what the city and state guides above are for.
Working with us from anywhere, answered straight.
Do I need to meet my finance broker in person?
No. The entire process — strategy session, document collection, lender application and settlement — can run by video, phone and email. Most lenders accept electronic signatures and digital identity verification; where a particular lender or state process needs a wet signature or in-person ID check, we arrange it for you.
Where is Esteb & Co actually located?
Our one and only office is in Ashmore on the Gold Coast, Queensland (4214). We don't operate satellite offices in other cities — city pages on this site are loan guides, not branch locations.
Can you arrange loans in any Australian state or territory?
Yes. Credit licensing in Australia is national — we provide credit assistance as a Credit Representative (#574071) of an Australian Credit Licence holder (ACL 389328) — and the lenders on our 50-lender panel lend Australia-wide. What differs by state is stamp duty, grants and concessions, which is what our city and state guides cover.
Am I at a disadvantage using a Gold Coast broker for a Sydney or Melbourne purchase?
No — lenders assess your application on your finances and the property, not on where your broker sits. Rates and policies are set nationally by each lender. The state-specific parts (duty, grants, settlement practice) are exactly what we prepare for in the relevant city guide and in your assessment.
If I'm on the Gold Coast, can we meet face to face?
Yes — that's home turf. We meet clients in person around the Gold Coast, from Ormeau and Coomera down to Coolangatta and Tweed Heads. Find your suburb in the index above, or just get in touch.
